1. Booking & Payment

A booking is confirmed once payment is received in full (or the required deposit, if applicable) through our secure payment provider. All rates are listed in [currency — confirm IDR/USD/EUR] and are subject to change until a booking is confirmed.

2. Cancellation Policy

Guests may cancel for a full refund up to 30 days before check-in. Cancellations made less than 30 days before check-in are non-refundable. No-shows are treated as cancellations and are non-refundable.

3. Damage Protection

A damage protection fee, provided through SuperHog, is required for all direct bookings. This fee is non-refundable and covers accidental damage to the property up to the policy limit; it does not cover intentional damage, which may be billed separately.

4. Minimum Age

The primary guest booking the property must be at least 21 years of age. 

5. Guest Responsibilities

Guests agree to abide by the House Rules provided at booking and in the guest guidebook, including occupancy limits, smoking policy, and noise curfew. Uluwatu Hale is made up of two separately rented villas (the main house and the Gladek) sharing a driveway and entrance; guests agree to be respectful of any other guests staying on the property at the same time.

6. Liability

Uluwatu Hale, its owners, and staff are not liable for personal injury, loss, or damage to personal belongings during your stay. The property includes two swimming pools, stairs, and hillside terrain; guests use these areas at their own risk and are responsible for supervising children at all times.

7. Force Majeure

Neither party is liable for failure to perform obligations under these terms due to events beyond reasonable control, including but not limited to natural disasters, extreme weather, government restrictions, or utility failures.  Please note that Bali can have occasional interruptions with electricity, Wi-Fi, and water. We do our best to solve these issues as quickly as possible.

8. Governing Law

These terms are governed by the laws of the Republic of Indonesia.
